How much do I need to get started?
Around $350,000 in cash or usable equity, plus stamp duty. During the roughly 9-month build you’re typically under $20,000 out of pocket, because the construction loan interest is capitalised until completion.
What happens if the rooms don’t rent?
Three things protect you. The home has nine separate incomes, so one empty room never leaves you at zero. We manage the tenanting ourselves and run 95%+ occupancy across our portfolio. And every build is backed by a 2-year rental guarantee if occupancy drops below 75%.
Who actually builds and manages it?
We do, from start to finish. We secure the land, arrange the finance, design and build the home ourselves, then place tenants and handle maintenance. No middlemen and nothing left on your plate.
What kind of return could I expect?
As an illustration, our homes earn roughly $171,000 to $215,000 gross rent a year, about $60,000 to $83,000 positive cash flow after costs, and $300,000 to $400,000 in equity uplift once built and tenanted. These are examples only and depend on the site, finance and interest rates. They are not guarantees.
